Homeowner Age and House Price Appreciation

When planning their financial future, elderly homeowners
rely on accurate projections of the value of their
homes. The federal government also relies on correct
estimates of house price appreciation of properties
belonging to elderly owners to help us maintain adequate
reverse mortgage insurance funds. HUD's Office of Policy
Development and Research has just released an analysis
comparing the house price appreciation for elderly
homeowners to that of the average house in their local
markets. The Relationship between Homeowner Age and
House Price Appreciation reviews six theories that may
explain differences in the values of homes belonging to
elderly owners. The report contains an overview of the
research literature on the subject and compares
estimates based on the Health and Retirement Survey,
American Housing Survey, and Census microdata from 1990
and 2000.
