Good morning/good afternoon
 
I am currently researching the movement of urban dwellers to rural areas surrounding MSAs and need some direction.
 
Is there any research, other than anecdotal observations, that suggests that:
 
  1. there has been a migration recently of urban dwellers to rural areas in order to purchase affordable and starter housing. 
  2. the gentrification of rural areas with starter homes ultimately clears the path for the construction of mid- or upper-priced housing
  3. defines some of the obstacles faced by developers/builders in suburbanizing these rural areas?

Your assistance would be appreciated. I am under an immediate deadline.
