Filling the Gaps in Housing


The Urban Land Institute’s 2017 Washington Real Estate Trends conference featured the panel “Housing for the Missing Middle.” Yolanda Cole, senior principal at Hickok Cole Architects, moderated the panel, which included Evan Regan-Levine of the JBG companies; Rohit Anand, principal of KTGY Architecture + Planning; and Harriet Tregoning, a former HUD official. They discussed the shortage of medium-density housing in desirable metropolitan areas and potential solutions.

Rural Affordable Housing Issues: Does Appalachia Presage the Future of Rural America?
Communities in rural America are experiencing a growing need for affordable rental housing. Rachelle Levitt, director of PD&R’s Research Utilization Division, provides an overview of the disability, health, and employment circumstances of America’s rural places, and links these topics to the need to preserve affordable housing and rural hospitals. Additionally, Levitt addresses how challenging economic and health conditions may threaten the culture and heritage of rural areas.

Research:
Housing Needs of Native Hawaiians
The HUD study Housing Needs of Native Hawaiians: A Report from the Assessment of American Indian, Alaska Native, and Native Hawaiian Housing Needs used census data, interviews, and surveys to compare the housing conditions of Native Hawaiians to those of other residents of the state. The report found that Hawaii has a great need for affordable housing, especially among Native Hawaiian households waiting for a residential lease from the Department of Hawaiian Home Lands.

Affordable Senior Housing at Philadelphia’s Hardy Williams Veterans Center
In 2014, the New York-based housing nonprofit HELP USA opened the Hardy Williams Veterans Center, a $14.2 million permanent supportive housing facility for low-income seniors in Philadelphia. The three-story building includes community spaces and 60 one-bedroom apartments, 12 of which are reserved for formerly homeless veterans. The Hardy Williams Center is HELP USA’s fourth building in the city. The nonprofit’s fifth building, another facility for veterans, will be completed in 2017, with a sixth planned to open in the following year.

In the wake of the Grenfell Tower fire in London, this article discusses the importance of effective building codes for ensuring the fire safety of buildings. The model International Building Code (IBC), which was developed in collaboration with code officials, fire departments, industry representatives, designers, and the public, includes many details intended to enhance the fire safety of compliant structures. While compliance is one critical aspect of ensuring safety, planning, inspection, testing, and maintenance are also necessary to ensure that safety features perform well.
