A new report based on the American Housing Survey is available
for download in PDF format from the HUD USER web site at
https://www.huduser.gov/portal/datasets/ahs.html. It is in the
"AHS Based Analyses" section.

The report, entitled "Characteristics of Units and Their
Occupants Associated with Changes in Tenure Status," uses the
longitudinal features of the AHS to examine what sorts of housing
units change from being owned to rented or rented to owned.  Some
highlights of the report include:

* Univariate analysis of the unit and household characteristics
associated with tenure change in each direction.

*Regression analyses of tenure change in each direction, using
models that include just unit characteristics and both unit and
household characteristcs.

*Regression analyses of the tendency of units to change tenure in
either direction, again using just unit characteristics and both
unit and household characteristics.

*An investigation of the surprisingly large proportion of housing
units that change tenure without changing occupants.

The principal author of the report is Frederick J. Eggers of
Econometrica, Inc., which carried out the study under contract
with HUD.  The study uses the 2001 and 2003 national survey
datasets.
