Subject: Gentrification of Rural America

Good morning/good afternoon
 
I am currently researching the movement of urban dwellers to rural areas
surrounding MSAs and need some direction.
 
Is there any research, other than anecdotal observations, that suggests that:
 

there has been a migration recently of urban dwellers to rural areas in order
to purchase affordable and starter housing. 
the gentrification of rural areas with starter homes ultimately clears the
path for the construction of mid- or upper-priced housing
defines some of the obstacles faced by developers/builders in suburbanizing
these rural areas?

Your assistance would be appreciated. I am under an immediate deadline.

Subject: rural gentrification

Dear Scott -

I am on the huduser list and received your inquiry.

I am researching a related issue, but it concerns the gentrification of
cities because of the smart growth movement - largely spearheaded by the
children of baby boomer parents who moved to the suburbs and into rural
areas in search of safer and more affordable housing.

I ran across some interesting figures that indicate that, at least in
California, there has been a substantial movement of population into the
suburbs and rural areas between 1990 and 2000. I am attaching the
relevant document from Fannie Mae Foundation.

Subject: Female Householders?


I'm wondering about how folks use the "householder" designation and
particularly the HHSEX variable. As a relative newcomer to the AHS I am
trying to familiarize myself with what the AHS is able to tell me. As part
of this process, I was looking at the gender variables and it became
apparent after reading the various definitions of this variable that I was
not sure how to interpret findings related to female householders. For
example, what, if anything, does the finding that 40% of households have
female householders (HHSEX=2) mean?

This is the definition of "householder" from appendix A of the AHS reports (you
can also download it in PDF format from
http://www.census.gov/hhes/www/housing/ahs/ahs01/appendixa.pdf ):

"Householder. The householder is the first household member listed on the
questionnaire who is an owner or renter of the sample unit and is aged 18 years
or older. An owner is a person whose name is on the deed, mortgage, or contract
to purchase. A renter is a person whose name is on the lease; if there is no
lease, a renter is a person responsible for paying the rent. If no one meets
the full criteria, the age requirement is relaxed before the owner/renter
requirement. Where the respondent is one of several unrelated people who all
could meet the criteria, the interviewer may list the respondent first, so the
respondent will be the householder and can answer the questions that are asked
specifically about the householder, such as data on moves and income sources."

So a female householder is a woman who meets this definition. Note that in a
married couple household, it's likely that either spouse qualifies as
householder. We don't select for one or the other. We just take the first one
listed. You can use the other person-level variables (such as REL) to refine
your selection of household types.
