HUD recently released the first quarterly report of U.S.
Housing Market Conditions for 2008, which contains a
comparative analysis with both the previous quarter and
the first quarter of 2007. The report provides national
and regional data, as well as historical trends in
housing markets, production, and affordability.

The feature article of this issue, "A Turning Point in
the History of HUD's Home Equity Conversion Mortgage
Program," provides an overview of the design and history
of the program, discusses developments in the secondary
mortgage market, and offers prospects for the program's
future growth. Housing market profiles also offer in-
depth views of Atlanta-Sandy Springs-Marietta, Georgia;
Bloomington-Normal, Illinois; Buffalo-Niagara Falls, New
York; Fort Lauderdale-Pompano Beach-Deerfield Beach,
Florida; Grand Junction, Colorado; Las Vegas-Paradise,
Nevada; Memphis, Tennessee-Mississippi; Riverside-San
Bernardino-Ontario, California; Sebastian-Vero Beach,
Florida; Tangipahoa Parish, Louisiana; and Washington,
